In Naples, there are two large projects underway by the same developer. Roers Cos. currently has plans for a senior group housing project and a multifamily apartment complex. Find out more about what you can expect from the developer.

What are the Plans for the Senior Housing?

PulteGroup is the developer behind the 9-acre plot. Initially, they gave plans for a residential gated community. The plans included 63 townhomes and named the community Logan Towns. However, those plans never came to fruition. After 15 months of having the project, PulteGroup gave up on it.

According to David Stevens of Investment Properties Corp. of Naples, Roers Cos. had an interest in developing in Southwest Florida. When Stevens informed the company about the change, they started planning.

Roers expects to buy the plot in December. For now, the developer plans to make a multifamily development. Currently, they refer to the plot as the Cleary property and the development as The Karlyn. Roers hopes for this to be the first of multiple developments in the region. However, the project won't be your typical housing property. Instead, Roers wants to make it 158 units for senior group housing. The units will be in a three-story building.

The Details

The plans for the building are as follows. There will be a mix of one-, two-, and three-bedroom units located in the three-story building. As far as amenities go, there will be a pool, pickleball court and brick courtyard. On the first-floor of the building, there will be a:

  • Lounge area
  • Yoga room
  • Fitness room
  • Dining area
  • Game room
  • Mail room

As of September, the property was under contract. However, closing is expected to be in January or the end of 2023. In November of 2017, the Collier County Commission agreed to amend the acreage from rural agriculture to a residential unit. They initially approved construction of 200 senior group housing units. However, Roers only plans for 158 units due to parking and stormwater restrictions.

What are the Plans for the Multifamily Housing Project?

In addition to building the Karyln, Roers also has plans for 150 multifamily rental units along Vanderbilt Beach Road and Livingston. The plans for the development involve making an H-shaped building along with a swimming pool and pickleball courts.

This project is less advanced than the Karlyn in that it is waiting for approval by the county commissioners and the county planning commission. Currently, it's zoned as agricultural land and that needs to change to a planned development.
